8 Primary Reasons Why Home Owners Sell & Move

Home sellers have various reasons for selling and moving and typically these reasons vary by age.  In general most American families sell their home every 5 to 7 years.  This is a recent phenomena, and for those who have stayed in the same home for 30 plus years, they just don’t understand it.

The world is changing.  The economy is changing.  And, the length of stay in a home is changing too.  Below are 8 reasons why homeowners sell and move their permanent residence:

1. Home Is Too Small

According National Association of Realtors (NAR), 46% of homeowners between the ages of 18-34 moved because their home was too small.  33% between the ages of 35 to 44 said the same thing.  This is because these are the ages when young people go into the world and start their careers and families.  As careers and families develop, they make more money and families size increases.  A family that has just a husband and wife initially living in a 1,650 square foot home reaches its capacity in terms of comfortable living when 3 kids are added later on.  Family size alone justifies why selling their home makes sense.  Plus, they have more money to move because they have been working for a while.

2. Job Relocation

Interestingly,  home owners sell their during the prime of their careers.  23% between the ages of 45-54 moved because of job relocation.  If you live in a large metro city population like San Diego, California or Los Angeles, then the drive time can be 45 minutes to 2 hours making it necessary to sell your home.  It’s less strenuous on you, the homeowner and you are now able to spend more time with your family.

3. Want To Move Closer To Friends and Family

As individuals age and after retirement, they want to spend more time with friends and family.    Parents and Grandparents have the opportunity to see their kids and grandkids and old buddies from high school and college.

4. Change in Family Situation

Changes are always in the air.  Sometimes change is good, and unfortunately, sometimes changes is bad.  Some of the reasons why homeowners sell their homes is because of:

  • Marriage
  • Addition of Children
  • Divorce
  • Death

The list above is just the tip of the iceberg.  There many other situations that might cause the sale of a home and we did not even mention short sales or foreclosures.

5. Home is Too Large

Homes are too large primarily with families who are now empty nesters.  Children have grown up, gone to college and are now on their own in the world making way for their life and families.  In this situation, homeowners sell their large home  after age 55.  Those who are 65 and older are more likely to sell their home than any other age group.

6. Move Closer To Current Job

Moving closer to a job also causes homeowners to sell their home.  Traveling up and down freeways can take it’s toll.  If you are a young family, this can cause a lot of damage to relationships with kids and spouses.  Homeowners who are a few years into their careers, 35 and older, decide to sell their home to be closer to their job.  It’s important to note that they really move for their families, not the job, which is very honorable.

7. Home Maintenance

Maintenance on homes can be very rigorous, especially if you live in an older home.  When taking care of a home, there many things to maintain such as:

  • Structure
  • Electrical
  • Heating
  • Attics
  • Plumbing
  • Interior
  • Household Pest
  • Landscaping

The upkeep on a home is a lot and can be enough reason for homeowners to sell.

8. Cannot Afford The Mortgage and Other Expenses

Finally, mortgage and expenses.  Homes are not cheap.  As we know, maintenance is not cheap.  As individuals age, they don’t want the headache of high utilizes and maintenance cost.  It’s better for them to move out before everything goes out.  Also, maybe the interest rate is a too high and they are unable to get a rate reduction.

Conclusion

As you can see from the list of 8 reasons why home owners sell and move, there is motivation and justifiable reasons to sell and move.  Before you sell your home, think of all the possible outcomes and develop a moving plan.  There are great moving books and checklist that are both for purchase in bookstores and available for free on the internet.  Do your homework first.  Most importantly, if you have a family, discuss it with them and make a collective decision so that everyone is happy and it’s a win-win situation.

Things To Do in San Diego

I recently read an article on things to do in San Diego.  If you are traveling to vacation in San Diego, then consider these activities:

  • The San Diego Zoo to visit the exotic animals.
  • Visit Seaworld to learn about all the marine animals and mammals.
  • Lego Land is another fun place to go. My favorite ride is the large firetrucks while racing them back and forth against others.
  • Balboa Park is probably the place that has the most variety in one place. You can visit the world by going to the international homes, listen to some music at the organ cathedral; we also enjoy the Japanese garden.
  • Another fun thing to do is board the U.S Midway Carrier. I think the most recent taping of American Idol filmed on the ship.
  • Finally, the beaches are great. There are many to choose from such as Mission Beach, Ocean Beach, Pacific Beach, Imperial Beach, or just head west on the 8 freeway and follow the signs that say beach.

I have a friend who owns a home in San Diego who is behind on payments.  He does not want to lose the home to foreclosure and ask if I would be willing to take over his house payment.  I am interested in buying a home in San Diego, but I don’t know what to do in this situation.  How do I can I take over a house payment?

Answer

There are a couple of things you should do before buying the home in San Diego. First, check to see if if you qualify for a loan, and what type you’d qualify for. Next, find out if your friend has an assumable loan.

However, before buying his home in San Diego, do some fact-finding and check if your friend is behind on his mortgage payments and by how much. If he is behind on his loan, you might want to get new loan at current market price.

If he is current on his loan and it’s not short, then you can buy it from him with your own loan.

Finally, you should have guidance from a San Diego Realtor.  Even though he is your friend, it is good to have an expert handling all the documentation properly.  This way, you and your friend can have peace of mind.

What does contigency on a short sale mean? And, how do I know if the property tax is paid?

Question

We applied for a VA loan and we have received our Certificate of Eligibility from VA. The certificates states that we are approved for $37,000. My husbands’ codes is 5.

We live in San Diego. According to VA website we can borrow up to $419,000, but we are only approved for $37000, how can we buy a house for $37000? Its a VA loan and no down payment. How come all the houses for sale said contingency, what is the meaning of that and how do we know if the property tax has been paid by previous owner.

Answer

When a listing on a home in San Diego shows contingency it means there is an offer and only back ups are being accepted because the current contract has contingencies in place

Taxes will be brought to current status at the close of the escrow and the title company will insure that taxes are paid and up to date.

How And Where Do I Buy Foreclosed Homes In San Diego County?

I’m renting a home in San Diego.  I feel the time is right that I purchase a home.  How and where do I buy a foreclosed home in San Diego county?

Answer

You can purchase a home in San Diego from any San Diego Realtor, although you should consider the right person for your real estate team. Some Real Estate Owned (REO) properties are released by the bank to agents in local real estate broker offices. Find the agent who represents these banks. Usually, there is good size inventory to choose from. Some may or may not make their way to the MLS online.

In some situations, you don’t need money down. However, currently it seems as if banks are being sticklers on placing 20% down on a home. This is good anyways and will prevent your from paying mortgage insurance on your home.

Also look into programs where you can qualify such as FHA, VA, etc. First time home buyers receive many benefits, so ask your San Diego Realtor.

If buying foreclosures is something you want to do as a business, then buy a good book that you can learn from. For example, the book FLIP: How to Find, Fix, and Sell Houses for Profit is a great book that teaches you how to buy and sell property, if that is your intention.

How Much of A Home In San Diego Can You Afford?

I really want to move to Southern California, but my wife and I don’t know how much we can afford for a home in San Diego.  Thoughts?

Answer

Your lender Will help you decide on what you can borrow.  You can decide what you can afford.

Averages and formulas help lenders make qualifying decisions.  You are the only person who understands your lifestyle and spending habits, which will help you determine what you can afford.  Having said this, you should consider the unexpected surprises.

Typically, banks use a ratio called 28/36 to decide how much you could borrow. An approved house payment could not be more than 28 percent of your gross monthly income, and his or her total debt load, including car payments, student loans, and credit card payments, couldn’t be more than 36 percent. (In Canada lenders apply similar formulas to determine how much a buyer can afford. The Gross Debt Service ratio, or GDS, is not to exceed 32 percent of the buyer’s gross monthly income, and the Total Debt Service ratio, or TDS, is not to exceed 40 percent of the buyer’s total debt load.) As home prices have risen, some lenders have responded by stretching these ratios to as high as 50 percent. No matter how expensive your market though, we urge you to think carefully before stretching your budget quite so much.

Deciding how much you can afford should involve some careful attention to how your financial profile will change in the upcoming years. In the long run, your own peace of mind and security will matter most.

I got a notice of default on my home in San Diego and I also received a notice of trustee sale.  The property went up for auction and was not postponed or cancelled.  The property was SOLD.  What is a Trustee’s Deed?

Answer

A Trustee’s Deed is a deed of foreclosure. A Trustee’s Deed is prepared after the foreclosure sale of a property and is recorded in the land records of the county in which the property is located. The Trustee’s Deed transfers property to the last and highest bidder or to foreclosing beneficiary if there are no bids higher than beneficiary’s credit bid.

We can help.  Auction properties have had the Notice of Trustee Sale filed with the county recorder’s office setting the auction time and date.

During this time before the actual auction, investors and home buyers can still purchase the property directly from the owner, Realtors can continue to list and show the property for sale and Lenders can still help the owners refinance.  An owner has until five days before the auction date to cure the default and stop the process.

There are primarily 4 things that can happen during a trustee sale.  They are:

  1. The sale can be postponed.
  2. The property can be sold to a beneficiary.
  3. The property can be sold to a third-party.
  4. The trustee sale can be cancelled

It is important to note that beneficiary owned properties receive no bids at the auction and the beneficiary takes ownership. If the beneficiary is a bank, these properties are commonly referred as REO, which means Real Estate Owned.

I got my notice of default and my notice of trustee sale.  I still can not catch up on mortgage payments.  What is a trustee sale, or auction?

Answer

The initial trustee sale date must be 14 days after Notice of Trustees Sale is recorded.  The auction can be postponed for up to 365 days.

Example:

When a deed of trust is exercised, a specific trustee is designated. Upon default, the trustee is authorized to foreclose the mortgage and put the property up for a trustee’s sale. The proceeds of the sale are distributed by the trustee according to the priorities listed in the deed of trust.

Existing-Home Sales Show Uptrend

Existing-home sales continued on an uptrend in December, rising for three consecutive months and remaining above a year ago, according to the National Association of Realtors®.

The latest monthly data shows total existing-home sales1 rose 5.0 percent to a seasonally adjusted annual rate of 4.61 million in December from a downwardly revised 4.39 million in November, and are 3.6 percent higher than the 4.45 million-unit level in December 2010. The estimates are based on completed transactions from multiple listing services that include single-family homes, townhomes, condominiums and co-ops.

Lawrence Yun, NAR chief economist, said these are early signs of what may be a sustained recovery. “The pattern of home sales in recent months demonstrates a market in recovery,” he said. “Record low mortgage interest rates, job growth and bargain home prices are giving more consumers the confidence they need to enter the market.”

For all of 2011, existing-home sales rose 1.7 percent to 4.26 million from 4.19 million in 2010.

According to Freddie Mac, the national average commitment rate for a 30-year, conventional, fixed-rate mortgage fell to another record low of 3.96 percent in December from 3.99 percent in November; the rate was 4.71 percent in December 2010; recordkeeping began in 1971.

NAR President Moe Veissi, broker-owner of Veissi Associates Inc., in Miami, said more buyers are expected to take advantage of market conditions this year. “The American dream of homeownership is alive and well. We have a large pent-up demand, and household formation is likely to return to normal as the job market steadily improves,” he said. “More buyers coming into the market mean additional benefits for the overall economy. When people buy homes, they stimulate a lot of related goods and services.”

Total housing inventory at the end of December dropped 9.2 percent to 2.38 million existing homes available for sale, which represents a 6.2-month supply2 at the current sales pace, down from a 7.2-month supply in November.

Available inventory has trended down since setting a record of 4.04 million in July 2007, and is at the lowest level since March 2005 when there were 2.30 million homes on the market.

“The inventory supply suggests many markets will see prices stabilize or grow moderately in the near future,” Yun said.

Foreclosures3 sold for an average discount of 22 percent in December, up from 20 percent a year ago, while short sales closed 13 percent below market value compared with a 16 percent discount in December 2010.

The national median existing-home price4 for all housing types was $164,500 in December, which is 2.5 percent below December 2010. Distressed homes – foreclosures and short sales – accounted for 32 percent of sales in December (19 percent were foreclosures and 13 percent were short sales), up from 29 percent in November; they were 36 percent in December 2010.

All-cash sales accounted for 31 percent of purchases in December, up from 28 percent in November and 29 percent in December 2010. Investors account for the bulk of cash transactions.

Investors purchased 21 percent of homes in December, up from 19 percent in November and 20 percent in December 2010. First-time buyers fell to 31 percent of transactions in December from 35 percent in November; they were 33 percent in December 2010.

Contract failures were reported by 33 percent of NAR members in December, unchanged from November; they were 9 percent in December 2010. Although closed sales are holding up better than this finding would suggest, contract cancellations are caused largely by declined mortgage applications and failures in loan underwriting from appraised values coming in below the negotiated price.

Single-family home sales increased 4.6 percent to a seasonally adjusted annual rate of 4.11 million in December from 3.93 million in November, and are 4.3 percent higher than the 3.94 million-unit pace a year ago. The median existing single-family home price was $165,100 in December, which is 2.5 percent below December 2010.

Existing condominium and co-op sales rose 8.7 percent to a seasonally adjusted annual rate of 500,000 in December from 460,000 in November but are 2.0 percent below the 510,000-unit level in December 2010. The median existing condo price was $160,000 in December, down 3.0 percent from a year ago.

Regionally, existing-home sales in the Northeast jumped 10.7 percent to an annual pace of 620,000 in December and are 3.3 percent above a year ago. The median price in the Northeast was $231,300, which is 2.7 percent below December 2010.

Existing-home sales in the Midwest rose 8.3 percent in December to a level of 1.04 million and are 9.5 percent above December 2010. The median price in the Midwest was $129,100, down 7.9 percent from a year ago.

In the South, existing-home sales increased 2.9 percent to an annual level of 1.76 million in December and are 3.5 percent above a year ago. The median price in the South was $146,900, down 1.1 percent from December 2010.

Existing-home sales in the West rose 2.6 percent to an annual pace of 1.19 million in December but are 0.8 percent below December 2010. The median price in the West was $205,200, up 0.3 percent from a year ago.

The annual rate for a particular month represents what the total number of actual sales for a year would be if the relative pace for that month were maintained for 12 consecutive months. Seasonally adjusted annual rates are used in reporting monthly data to factor out seasonal variations in resale activity. For example, home sales volume is normally higher in the summer than in the winter, primarily because of differences in the weather and family buying patterns. However, seasonal factors cannot compensate for abnormal weather patterns.

Single-family data collection began monthly in 1968, while condo data collection began quarterly in 1981; the series were combined in 1999 when monthly collection of condo data began. Prior to this period, single-family homes accounted for more than nine out of 10 purchases. Historic comparisons for total home sales prior to 1999 are based on monthly single-family sales, combined with the corresponding quarterly sales rate for condos.
